Richard,

Thanks for your comment. The market here was gaining steam since January but showing traffic has fallen off somewhat in the past two weeks. Agents are busy and buyers are ready to write, but we are not out of the woods yet. Sellers still need to be the best value to sell. We're expecting a brief rise in prices toward the latter part of this year and then another steady decline for about a year after that before real recovery starts.

I have been blog hoping all over North America since January. I have found that markets are picking up most everywhere. The markets that did not go up extremely and did not come down extremely are lagging a bit. It seems
South Carolina falls into this group. I feel though that last few weeks are showing changes even in these markets. I think you will really start seeing some strength now. It should eat up the inventory. It actually starts with price reduction which creates some bidding.
Interest rates and available mortgages are really helping. Tighten credit is our worst enermy.

Wanda,
Thanks for your question. There are local non-profit agencies that can help you through the red tape and negotiate with your bank for you. Please e-mail me with more information about your situation so I can give you specific details. Do you live in the Charleston area? What kind of loan do you have? How long have you owned your home? Have you experienced a loss in income? Has your interest rate increased? Are you behind in your payments? Answers to these questions will help me help you. You can use the contact form on this site to send a private e-mail message.

I spoke with my mortgage lender only to learn that they do not have anything to offer me right now. My house payment is 50% of my income. Is there another neutral organization that can assist you with getting the loan modification that is promised in Obama's Stimulus package?

JoAnn Glass,
Thanks for your question. The Nehemiah Program is now an advocate for Downpayment Assistance programs. It is no longer a program that provides downpayment assitance. There IS an FHA rehab loan, and you have it correct - that loan product is called a 203k. I'm happy to discuss it with you in more detail by phone. If you'll e-mail your phone number to me at stephanie@carolinaone.com and tell me when you'd like me to call, I'll be happy to help.
